Terms and Conditions of Letting

Arrival and departure times

To allow time for the holiday property to be cleaned, guests are advised that check-in time is 2pm and departure time on or before 10am. Provided there are no immediate incoming guests, departure and arrival times may be extended on request.
We take pride in the standard of accommodation provided to all guests. Upon vacation of the property we respectfully request that the property be left in a neat and tidy condition, with the exception of bedding and towels, which will be cleaned at our cost.

Deposit

A deposit of 25% of the total tariff will be required to secure any booking, unless otherwise arranged. The balance is due for payment two weeks before arrival date. However, in the busy holiday season bookings for the December and January periods, the final balance is payable four weeks before arrival.

Cancellation policy

Cancellation fees will be charged as follows;

  • Up to 3 months or greater notice – full refund, no cancellation fee
  • Up to one months notice – 50% cancellation fee
  • Cancellation on the day or failure to show – No refund

If for any unforeseeable reason the property can not be made available for rental after a deposit has been paid, full refund of the deposit will be made. However the owners accept no liability for any consequential loss which may arise.

Number of Guests

Under no circumstances may the number of persons residing at the property during the period of letting exceed the maximum number of guests confirmed at the time of booking. The Bond may be forfeited if this condition is not adhered to.

Security Bond

Credit card details are taken for use as a security Bond. Where no credit card is available, the Bond is to be paid by direct bank deposit or money order. On completion of a favourable property inspection, bond monies will be returned as soon as possible. We may claim reimbursement from the bond to cover the cost of any breakages, loss or damages incurred during the period of the rental. In the event of excessive cleaning requirements, the cleaning fee will be deducted from your bond.

Keys

The keys can be collected from the Rockingham Visitor Centre, 19 Kent Street, Rockingham, between the hours of 2pm and 4pm and returned by 10am on the day of departure, if your booking is made directly with them. If these times are not convenient, alternative arrangements willbe made. For other bookings please refer to our Check In Information sheet.
Should the keys be lost or not returned, the cost of a replacement set will be deducted from the bond money.

Linen and bath towels

Linen is included in the tariff. Towels provided are not to be taken from the property for use on the beach. Guests are required to bring their own beach towels unless other arrangements have been made.

Furniture

To help prevent scratches to the floors furniture, fixtures and fittings (with the exception of the portacot ), are not to be altered or moved between rooms.

Smoking

For the comfort of other guests smoking is not permitted.

Pets

No pets allowed.

Gardens

The gardens are automatically watered daily using ground water. We ask that guests do not drive their vehicles onto the lawn as this may cause damage to sprinklers and solenoids.

Guest's Obligations

We support holiday and short term rental guidelines developed by industry representatives and request that Guests:

  • Maintain noise to a reasonable level and, in particular between 10pm and 8am;
  • Comply with parking requests and show consideration to neighbours and other vehicles;
  • Dispose of rubbish and recycling as advised in the Check In Information sheet;
  • Notify us of any complaints as soon as possible
  • Minimise their impact upon the residential amenity of the neighbours and local community;
  • Be responsible for their visitors
